Reopening Buildings Safely After Prolonged Shutdowns (AIHce EXP 2022 OnDemand)
Course Description:
Recorded at AIHce EXP 2022

Temporary shutdowns or reduced operations of buildings associated with reduction in water use and adjustments to HVAC systems can create hazardous conditions for returning occupants or customers. From the perspective of environmental assessments there are three major concerns: 1) mold growth due to condensation or water leaks, 2) increased concentrations of Legionella bacteria boosted by stagnant water, and 3) lead or copper buildup in the plumbing system. In this presentation we review the CDC guidance on reopening buildings after prolonged shutdown but also go into details and share experiences from the perspective of a testing lab about Legionella water management plans and mold investigations. In addition, we briefly discuss appropriate remedial actions before reopening buildings after prolonged shutdowns or reduced occupancy.

Learning Outcomes
At the end of this lecture, attendees will:
  • • Recognize H&S risks when reopening buildings after prolonged shutdown or operating with reduced occupancy.
  • • Determine how to implement water management plans for Legionella.
  • • Develop basic understanding of action levels and water treatment options.
  • • Discuss the principles of mold assessment and mold testing options.
  • • Explain the lead and copper rule and the risk of stagnant water in building water systems.
